We are working with an established independent construction and property consultancy to appoint a Cost Manager in Chicago. This is a strong opportunity to join a well-regarded business with an expanding US platform, a collaborative team environment, and a growing pipeline of commercial interiors work.

The team supports a range of workplace, fit-out, and portfolio transformation assignments for high-profile occupiers and corporate clients. This hire will play a visible role in delivering cost leadership across commercial interiors projects, likely including national account work, repeat client programs, and fast-paced tenant improvement assignments.

The Role | Cost Manager

You will support the commercial success of commercial interiors projects from early budgeting through closeout, partnering with clients, project managers, designers, and contractors to maintain cost certainty and drive informed decision-making.

Key responsibilities

• Prepare conceptual estimates, detailed cost plans, and project budgets
• Manage cost reporting, forecasting, change orders, and financial controls
• Review contractor pricing, bids, and procurement packages
• Support value engineering and scope alignment with project stakeholders
• Track project spend against approved budgets and flag risk early
• Contribute to client presentations and regular reporting
• Work across multiple projects and accounts simultaneously
• Build trusted client relationships through responsive, high-quality delivery

Minimum Qualifications

• 4+ years of relevant cost management, quantity surveying, or estimating experience
• Background in commercial interiors, tenant improvement, workplace, or fit-out construction
• Strong knowledge of budgeting, procurement, change management, and cost reporting
• Ability to operate in a client-facing environment
• Strong Excel and analytical skills
• Excellent communication and stakeholder management skills

Preferred Background

• Consultancy or owner’s rep experience
• Experience supporting national accounts or portfolio rollout work
• Exposure to corporate office, legal, financial, or technology interiors
• Professional certification or progress toward one
